RENTAL ARBITRAGE
Step 1: The Basics
Rental Arbitrage involves Local Stay and a Property owner entering into a lease agreement in which both parties agree to the subleasing of the rented property.
Important Information:
Property is rented to Local Stays LLC.
Local Stays assumes role of Property Manager for the duration of the lease.
Local Stays carries supplemental insurance policy to ensure protection of all parties.
Local Stays seeks high caliber tenants for short and extended stays.
Step 2: Staging
Utilizing our team, Local Stays professionally stages, photographs, and records elements of the property for marketing and advertising.
Important Information:
Local Stays fully furnishes and stages interior and exterior of the property.
Local Stays LLC retains the video and photography rights of all media.
Local Stays installs wireless security systems and keyless locks.
Local Stays improves agreed upon cosmetic needs for targeted audience.
Step 3: Listing
To ensure consistent occupancy of high caliber tenants, Local Stays agressively prices and lists properties for short and extended stays.
Important Information:
Property is listed on all major, national rental agencies.
Local Stays uses a 3rd party rental synchronization system to accurately schedule and communicate with guests throughout their stay.
Local Stays routinely cleans interior and maintains exterior grounds.
Property Acquisition
Option 1: Traditional Financing
Using our developed relationships with local banks and private money lenders, Local Stays secure financing at an agreed upon price.
Important Information:
Local Stays purchases your home using commercial finanacing options.
Home inspections are scheduled and communicated to seller throughout the process.
In certain situations Local Stays can expedite the closing process with its team of investors.
Option 2: Owner Financing
Utilizing a 3rd party service to mediate the transaction, Local Stays and the Property owner agree to terms of sale where the owner carries the note and acts as the bank for an agreed upon loan term.
Important Information
Local Stays orders a general inspection ensuring all operating functions of the house are in acceptable condition.
Rate and terms of financing are discussed and agreed upon by Property Owner and Local Stays.
Seller financing allows for faster closing due to the removal of traditional mortgage processes.
In most cases, home is able to be sold in as-is condition.
